John George Condas arrived at Ellis Island in 1903 and soon after made his way out west. Settling in Park City, Utah, as a hard working man with an enterprising pioneer spirit, he began purchasing and homesteading property. By 1923 his family had grown, along with his established sheep-herding ranch. For the Condas family, the original landowners of The Colony, their land represented a dream realized, a place to call home, and a legacy to pass on to their children. Iron Mountain Associates, the Developer of The Colony, commenced work on the Projects’ Master Plan in 1992.

The Condas Family legacy lives on today through the master planning of The Colony, where the landscape remains the inspiration, along with the philosophy of less is more. Historical landmarks of the Condas family settlement can be found throughout the development. Upon entry through the gate house, the first original home site foundation has been preserved. Small sheepherders' shelters are scattered throughout the development and have been left intact where they have stood for many years. Groves of aspen trees are signed with carvings from the early 1900's, documenting travels of previous visitors. Park City's silver mining era also found value in this land and reminders of past mining efforts can be seen when hiking around The Colony.

Infrastructure and paving were recently completed in Phase 4E, which currently serves twelve new homesites around the White Pine Lake area. There are three private lakes in this area and the views include beautiful down valley views of White Pine Canyon, West Monitor Bowl, and Iron Mountain. Prices for the White Pine Lakes area range from $1,800,000 to $3,000,000.

What is The Colony?

Where is The Colony?

The Colony is approximately 35 miles from Salt Lake International Airport and 5 miles to Park City’s historic Main Street, home to the Sundance Film Festival and world-class dining and shopping.

How many lots are developed?

Out of a total 274 estimated home sites planned within The Colony, approximately 170 lots have been sold, 98 homes have been built, and 14 homes are currently under construction. Home sites range in size from four to 113 acres, with prices ranging from $1 Million to $4 Million.

How many home sites are approved in The Colony Master Plan?

The Colony Master Plan is approved for 4,600 acres, consisting of 274 single family home sites in 5 phases. Approximately 90% of this pristine land is dedicated as open space. If adjacent property owners elect to combine their property with The Colony, density could reach approximately 300 lots on approximately 5,100 acres.

Who is the developer of The Colony?

Walt Brett, one of the founders of Iron Mountain Associates, L.L.C. and a resident of Park City, Utah, continues to act as the full time manager in the day to day operations of the development.

When did the development begin?

The developer commenced work on The Colony Master Plan in 1992. The first phase, released in 1998, consisted of 30 homesteads and was immediately oversubscribed, selling out in one day. Phase 4D (consisting of six lots) was released in January 2010 and the newest Phase 4E (consisting of twelve lots) is scheduled to have a recorded plat in January 2011.

Is the infrastructure construction complete?

There are over 16 miles of paved roads, with all utilities located underground, in The Colony. Infrastructure for Phases 1, 2, 3, 4A, 4B, and 4D have been fully completed and Phase 4E will be fully completed in 2011. Infrastructure is currently being built in the last Phases (4C, F, G and 5) of The Colony, providing access to some of the best acreage and views of Iron Mountain, Park City, Deer Valley, White Pine Lake, and West Monitor Bowl.

Where and what am I permitted to build?

Each home site has a designated building envelope, roughly one half acre in size, while the remainder of the lot is preserved as open space. You may construct a main residence, a separate guest house, and an accessory building.

Are there restrictive covenants and architectural controls?

There are recorded CC&R’s and Design & Development Guidelines. Site and house plans must be submitted to an architectural review board. Basic requirements state the main house does not have a minimum or maximum size requirement. The guest house footprint cannot exceed 2,500 square feet. An accessory building (such as a barn) is permitted and certain pre-designated lots allow horses.

What natural elements and wildlife can be found in the development?

The Flora and Fauna within the development are breathtaking and The Colony supports every effort to maintain the natural landscape and wildlife. Moose, Deer, Elk, Fox, Coyote, and Bear are some of the larger animals that also call The Colony home. Aspens, Conifers, Gambel Oak, Mountain Maple, Mountain Mahogany, and Lupine are just a few of the many trees that turn the mountains majestic colors throughout the seasons. Intense planning initiatives and design guidelines ensure project infrastructure and residences integrate into the landscape to minimize visual impacts. Whenever possible, the developer is committed to maximizing the use of native materials. Over 300,000 tons of surface rock has been crushed onsite. Dry stack rock walls and water feature enhancements help mitigate traffic and environmental impacts on our neighbors and local community and can be seen throughout the community.

Who is the Canyons?

Canyons, a Talisker mountain destination, offers 4,000 acres of exceptional skiing and snowboarding terrain. Lodging, including the Waldorf Astoria and Hyatt Escala, dining, and other activities are centrally located at the base of the resort. Canyons is a year round resort offering everything from first tracks, groomer ride-alongs, and private helicopter “Powderbirds” tours in the winter to scenic gondola rides, disc golf, farmers markets, and outdoor concerts in the summer.

There are many new on mountain improvements for the 2010/2011 season and more to come over the next few years. Iron Mountain Lift, located within The Colony, is a new detachable quad providing access to 300 new acres of northwestern facing skiing and snowboarding terrain with Ten runs, ranging from intermediate to expert with gladed tree skiing. The Ski Beach provides a place to start and end your day and the New Direct Gondola Connection is located immediately across the village center from the Cabriolet Lift for quick access to Red Pine Lodge. The new State-of-the-Art Lift, first of its Kind in North America Orange Bubble Express is an enclosed, quad lift, with heated seats, increasing the uphill capacity from base-mountain by 47%. A 20 million gallon reservoir was constructed to ensure consistent skiing and riding, more than doubling the Canyons snow making capabilities. Cloud Dine is the newest dining experience on Dream Peak and New Restrooms located at the base of Tombstone, as well as the top of the Dreamscape Lift, have been added for guest comfort. Groundbreaking for the new 18-hole Golf Course, designed by award-winning golf course designer Gene Bates, started and is scheduled to open to the public in August of 2013. Additionally, Hyatt Hotels & Resorts was recently selected to become the new management company for Escala Lodges, now Hyatt Escala at Park City, a condominium hotel property at the base of the resort. This property joins other various five star amenities, including the Waldorf Astoria Park City.

Can you ski from your house to the Canyons lifts?

Skiing begins and ends at the front door for Colony homeowners. Nine of the Canyons 19 ski lifts and more than 50% of the resort terrain is located within The Colony.

Does The Colony participate in community philanthropic activities?

The Colony is committed to the Park City community and is a major contributor to local charities, organizations and events, including a five year presenting sponsorship for the Luxury Home Tour – benefiting the Peace House. Other support includes Mountain Trails Foundation, KPCW - Park City’s local public radio station, Youth Winter Sports Alliance, and People’s Health Clinic.

When you purchase a lot at The Colony, what do you receive?

An improved lot with underground utilities including sewer, water, power, natural gas, and telephone, all stubbed to the property boundary. There is direct ski and snowboard access to the Canyons (lift ticket purchase required), as well as access to public and private hiking, mountain biking, and horse trails.

Is there lot financing available?

Long before Park City, Utah became a world class mountain resort and venue for the 2002 Olympic Winter Games, it was famous as a silver mining town, and boasts a lively and colorful past. Founded by prospectors in the late 1860's, Park City continued to produce silver until the early 1970's.
